EXTERIOR

1. Remove all cars from driveway and front of house
2. Hide trash cans, hoses, yard tools, and seasonal décor
3. Sweep porch / patios / walkways
4. Mow lawn, trim plants, remove weeds
5. Close garage doors
6. Turn on all exterior lights (if dusk shoot)
7. Remove pool cleaners/covers, hide toys and floating devices
8. Clean outdoor furniture + arrange pillows neatly
9. Put away packages, political signs, personal flags 

INTERIOR (WHOLE HOME)

1. Turn ALL LIGHTS ON /ensure ALL BULBS MATCH in color
2. Open blinds/curtains fully for natural light
3. Turn off ceiling fans + TVs
4. Hide cords for lamps, electronics, chargers
5. Remove family photos & personal items (privacy)
6. Secure valuables + medications out of sight
7. Declutter shelves, tables & floors
8. Clean windows + mirrors 
9. Check that all doors can fully close

LIVING AREAS

1. Fluff and straiten couch pillows/throws
2. Remove remote controls, magazines, and small toys
3. Clear mantel + simplify décor
4. Hide pet beds, bowls, crates, and litter boxes

KITCHEN & DINING

1. Clean countertops completely (limit to 1-2 nice items)
2. Remove dish racks, soap, sponges, towels
3. Hide garbage cans
4. Clear magnets and papers off refrigerator
5. Set dining table lightly if desired (neat centerpiece only)

BEDROOMS

1. Make beds hotel-style: smooth comforters + fluffed pillows
2. Remove chargers, laundry, clothing, personal clutter
3. Clear nightstands except minimal décor
4. Tidy under beds - it shows in photos!

BATHROOMS

1. Clear countertops (toothbrushes, meds,ect.)
2. Remove bathmats (unless brand-new boutique style)
3. Close toilet lids
4. Fresh neutral towels only - neatly folded
5. Hide plungers, brushes, trash cans, cleaning supplies

FINAL CLEAN

1. Vacuum, sweep and wipe surfaces
2. No streaks on stainless, mirrors, or glass
3. Air fresh but not overpowering )avoid strong scents)

1. Home completely ready before photographer arrives
2. Pets secured or off-site
3. Minimize people in the home during photography
4. Photographer will prioritize what looks best for MLS
